Binary is a modern, boutique complex located in the heart of Kelvin Grove Urban Village, only minutes away from the Brisbane CBD.
The project was a design and construct arrangement for Oracle Estates with Blackwatch Projects being responsible for full design coordination and statutory approvals. The development comprises of a split two level basement, retail activation on ground and five levels of quality apartments. The 38 apartments offer a mix of one and two bedrooms, suitable for investors and owner occupiers. The durable finishes include laminate countertops and joinery, ceramic tile and carpet flooring.
The sustainable design solutions at Binary Apartments exceed 4 Star Green Star accreditation. Clever solutions were employed to overcome some of the challenges with the steep site and poor fill overlaid on the site. The design of the basement is a combination of cantilevered reinforced bored piers through the shallower basement. The rear wall of the site has a temporary retention system comprised of an in-situ concrete wall system and ground anchors to support the wall. The basement is enclosed by load bearing masonry and an in-situ concrete retention system. The building structure is load-bearing and concrete-framed to ensure speed of construction. The roof is a light weight truss system with sheet roofing. The design and construction techniques have created an efficient design solution for delivery on time and on budget.
