A cutting edge 5 Star Green Star design accredited, 9-storey Commercial Building in the heart of Fortitude Valley.

With eight levels of A Grade commercial space above, the ground level will incorporate a retail tenancy with access points and frontage across two streets. Blackwatch Projects was responsible for the complete design coordination, achieving all statutory approvals including DA and the delivery of the project within tight time and cost parameters. The commercial level floor plates are open plan with minimal columns to enable flexibility in fit-out options.

The building is controlled and monitored via BMS to allow individual tenants floor by floor control and monitoring of building services. Both the carpark area and lift / lobby spaces have CCTV surveillance and security monitoring as well as swipe card access. The typical floor was constructed with the service capacity for whole floor tenants, with provision in place if the floors are split at a later stage. Services include state of the art communications and data transfer and all services have been installed to meet the relevant codes and the requirements of the Green Star design accreditation and NABERS rating. With access from Alfred Street, the foyer is to be a modern sophisticated space with high quality finishes. Lifts to the foyer are electric and finished to a very high standard, with travel speeds suitable for the building’s intended use and proposed occupation levels.

The building’s external design is reflective of the modern Fortitude Valley precinct, incorporating modern, sustainable building materials. The building facade incorporates glazing, metal composite panelling and shading, which not only add to the building design, but also to the building’s efficiency. Through careful design coordination and planning, Blackwatch Projects has overcome the constraints encountered with tight inner city sites and delivered a building that meets and exceeds the client’s expectations.
